RETROSPECTIVE FIRE STRATEGIES

A retrospective fire strategy is a detailed document that compiles all necessary fire safety information for an existing building. It guides building management and owners by clarifying current fire safety measures, including fire compartmentation, maintenance needs, and systems like smoke extraction and fire-engineered solutions. This is crucial for buildings that lack comprehensive fire safety data.

The main goal of a retrospective fire strategy is to maintain and enhance fire safety, thus reducing risks and protecting occupants, staff, and the building. It involves reviewing building plans and conducting on-site inspections to gather relevant information.

BASIC FIRE RISK APPRAISAL OF THE EXTERNAL WALLS (FRAEW)

In accordance with the Fire Safety Order 2005 and the updated Fire Safety Act 2021, a Fire Risk Assessment (FRA) now includes an evaluation of external walls for multi-occupied residential buildings. If the initial FRA identifies uncertainties or concerns regarding the external wall systems, a Basic Fire Risk Appraisal of the External Walls (FRAEW) may be recommended.

The FRAEW aims to assess the fire risk posed by the external walls of a building. It follows the methodology outlined in PAS 9980:2022 and focuses on three main risk factors: Fire Performance, Façade Configuration, and Fire Strategy/Fire Hazards. The appraisal provides a detailed understanding of the fire risks associated with these factors, offering critical information to inform the overall FRA and guide safety measures.

While the FRAEW does not assess whether a wall system is ‘safe,’ it evaluates the relative risks and compares them to the Benchmark Success Criteria. This helps in understanding the potential impact of fire spread over external walls. The findings from the FRAEW can support the completion of an EWS1 certificate if required by the client.

It is essential that a qualified and experienced fire engineer, with appropriate Professional Indemnity insurance, conducts the FRAEW. Engaging competent professionals at the outset ensures that the assessment is thorough and provides reliable recommendations for managing fire risks.
